Trash Removal
Weekly trash pickup occurs each Friday. On holiday weeks, trash day removal may vary.


Waste Materials
Shall mean the usual and ordinary waste generated by the resident and shall NOT include any; radioactive, volatile, highly flammable, explosive, biomedical, infectious, hazardous or toxic material. The term “Hazardous material” shall include but not be limited to any amount of waste listed or characterized as hazardous by the U.S. EPA, any VA state agency or applicable VA state law.


REMINDER - BIRD FEEDERS, FILLED WITH BIRD FOOD, ARE ALLOWED WITHIN THE COMMUNITY FROM OCT 1ST THRU MARCH 31TH ONLY.


Pets
• No more than two household domestic pets, limited to dogs, cats or birds not bred or maintained for commercial purposes, may be kept in any one home.
• No vicious animals such as Dobermans, Rottweilers or Pit Bulls shall be permitted.
• No animals exceeding 40 lbs. in weight shall be permitted.
• No pet shall be tethered outside in a lawn or Common Area: nor shall any pet be tied to any patio fence.

Applies to all homeowners and their guests

 All animals, when outdoors, shall be under a person’s command and maintained on a leash. Said individuals shall also be responsible for the           immediate cleanup of all pet waste whether on their property, another’s property or on the common areas.

Do not dispose of pet waste in Pavilion trash cans.


DOG WALKERS - PLEASE BE AWARE THAT THE GOOSE POOP WASTE IN AND AROUND THE LAKE WALKWAY AND GRASS IS TOXIC TO DOGS. EXTREME CAUTION IS ADVISED - DO NOT LET YOUR ANIMAL EAT ANY OF IT.


Speed limit within Lakewalk is 15 MPH.


Stop signs placed at ALL intersections within the community are legal signs and must be followed . All residents and their guests are required to obey these signs.


No On-Street Parking after Dark. All residents and guests are asked to comply. Overflow parking available on Emily Lane and at the pavilion.


Mailbox
The Board would like to remind all residents that the mailbox located in the white bench arbor on Emily Lane is for POA business only, that is, dues payments, mail for the Board, etc., and not USPS regularly handled mail. USPS does not pickup mail there. All items must be in an envelope to avoid getting lost.


Street Lights

Report non- working street lights to the Officer – at – Large, providing location of and number off the pole, if possible. This will help expedite repairs.


Guest Badges
Every resident/homeowner should have received a Guest badge upon becoming a home owner. If you have not, please contact the Board Secretary.

We want to stress the importance of your guests displaying their badges when not in your presence. This is the only way we can monitor and keep out people who do not belong in the area from using community resources. See Guidelines revision dated 6/2021 booklet for further info (Docs Tab).


Lawn Maintenance
All Lakewalk residents are reminded not to interact directly with the lawn maintenance personnel if they have a problem with their service or have damage to report. The Officer-at-Large is the approved contact person with the lawn company. Please contact the Officer-at-Large using the questions/concerns form on the Documents Tab. They will get the matter resolved. 


Bush/Shrub Trimming

Will be ongoing throughout the community during the growing season. Any resident not wishing to have their bushes/shrubs trimmed should pick up a red flag from the bucket in front of 9 Shore Line Dr and display it prominently in front of the bushes/shrubs not to be trimmed. Your cooperation will be greatly appreciated.


Commercial or professional enterprise

No Lot shall be used for the conduct of any commercial or professional enterprise of any kind.


Improvements, alterations, repairs

No improvements, alterations, repairs, change of paint or stain colors, excavations, changes in grade, clearing, major landscaping or other work which in any way alters such property as was first conveyed to an Owner or the Association shall be made or done without the prior approval of the Board of Directors, Lakewalk Villas Property Owners Association, inc. See Guidelines revision dated 9/2021 for further details. Forms can be found on Docs tab.


Signs

No billboards or signs shall be erected, maintained or displayed on any Lot except as permitted by the Association. However, signs of a usual or customary nature not exceeding six square feet advertising a "PROPERTY FOR SALE" shall be allowed on a lot. “For lease” signs shall not be permitted except displayed on either a front door or window.


Mobile home, motor home, recreational vehicle, trailer, camper, bus, truck over 3/4 ton

No mobile home, motor home, recreational vehicle, trailer, camper, bus, truck over 3/4 ton rated capacity which is used in the owner's business or trade, or boat shall be placed, stored, or parked within Lakewalk Villas (including any Lot, or the Common Properties), either temporarily or permanently.
The Association shall have the right to regulate or prohibit the storage or parking, whether temporary or permanent, within Lakewalk Villas of any van or any truck which in the opinion of the majority of the Board of Directors damages or detracts from the general aesthetic character and harmony of Lakewalk Villas by reason of: (i) the types and/or quantities of materials or items stored within or on such van or truck, (ii) the general disrepair, poor body condition, or dilapidated state of such van or truck, or (iii) the unusual or tasteless exterior appearance of such van or truck created by unusual or custom paint schemes, graphics, illustrations and/or words.


Automobiles parked on a Lot

The number of automobiles parked on a Lot on a recurring basis shall be limited to three automobiles on any Lot with a two-car garage (two in the garage and one outside) and shall be limited to two automobiles on any Lot with a single car garage (one in the garage and one outside).


Inoperable motor vehicles or motor vehicles with expired tags


PER CODE OF VA SECTION 15.2-904, AN INOPERABLE VEHICLE IS DEFINED AS: ANY MOTOR VEHICLE ON WHICH THERE ARE DISPLAYED NEITHER A VALID LICENSE PLATES NOR A VALID INSPECTION DECAL.
LAKEWALK VILLAS POA GOVERNING DOCUMENT: DECLARATION OF COVENANTS SECT. 10.9 STATES:
NO INOPERABLE MOTOR VEHICLE(S) SHALL REMAIN WITHIN LAKEWALK VILLAS FOR MORE THAN FORTH-EIGHT (48) HOURS.
ANY VEHICLE MEETING THIS DESCRIPTION WILL BE REPORTED TO THE CAMPBELL COUNTY SHERIFF’S OFFICE AS ABANDONED AND, IF NEED BE, TOWED AWAY AT THE OWNER’S EXPENSE.
HOMEOWNER AND RESIDENT COMPLIANCE IS ABSOLUTELY REQUIRED.
